Park Boulevard Packed More Kitchens Into Fewer Doors This Fall. The Old Jam Space Is Next.

October 29, 2026

At 1039 Park Boulevard, Jam's pancakes are served at 8:30 in the morning under The Good Life's roof. At 1004, one counter takes orders for Thai, barbecue, pizza and Indian food from the same storefront until 11:30 at night. At 1015, the room that used to be Woody's Village Saloon opens at 9 a.m. on Saturdays and keeps pouring until 4 a.m.

Since June 2025, the stretch of Park Boulevard by the Massapequa Park LIRR station hasn't added storefronts. Each door now just holds more than it used to. Two menus share one address, a single room covers breakfast through last call, and one counter runs a full food hall. The only storefront still dark is 1023–1025, and it's also the only one on track to become a single full-service dining room.

Two Menus, One Roof at 1039

The change started when two businesses moved in together. Jam, the no-reservations breakfast and brunch spot, announced in spring 2025 that it would leave 1025 Park Boulevard and join The Good Life, the English pub one block north at 1039. Long Island Press reported that the merger began Monday, June 9, 2025.

Today the address runs in shifts. Jam's breakfast and brunch menu is served daily from 8:30 a.m. to 3 p.m., according to Jam's own site. The Good Life's lunch menu starts at noon and its full dinner menu at 4 p.m. If you're checking older coverage, the 2025 merger reports listed a different dinner start time. Go by the hours the businesses post now.

The move kept the pancakes on the street. It also left 1025 Park Boulevard empty for more than a year, in what Long Island Wave called one of the best-trafficked storefronts in downtown Massapequa Park.

One Room, Breakfast to 4 a.m., at 1015

A few doors away, the old Woody's corner followed the same pattern. Woody's Village Saloon held 1015 Park Boulevard for years. It was a dive known for a deep craft beer list, and after it wound down the room sat dark.

Foleys opened there at 8 p.m. on Friday, September 18, 2026, as Long Island Wave reported the next day. The original Foleys opened on the Smithtown Bypass in 2021. It's known for 28 rotating taps, pool tables, darts, karaoke on Thursdays, and doors that stay open until 4 a.m. The company describes the Massapequa Park location as elevated American fare and crafted cocktails. Posted hours run 11 a.m. to 4 a.m. on weekdays, with a 9 a.m. start on Saturdays and 10 a.m. on Sundays.

So one storefront that used to be a single-purpose bar now covers weekend breakfast, an afternoon of games and a late-night bar. Before opening, the bar promoted itself as a place to watch every game, built around a very large screen.

A Food Hall Behind One Door at 1004

Wonder pushed the idea furthest. The delivery-first food hall company lists its Massapequa Park location at 1004 Park Boulevard, open 10:30 a.m. to 11:30 p.m. daily. It offers dine-in, pickup and delivery from a range of restaurant menus, including Mediterranean, pizza, Indian, Mexican, Thai, burgers and barbecue. Wonder announced soft-opening previews for September 28 to 30 and a grand opening on October 1, 2026.

Here's how the station block's doors and hours line up as November begins.

Address Business Posted hours Changed since summer 2025?
1004 Park Blvd Wonder 10:30 a.m. to 11:30 p.m. daily Opened October 1, 2026
1010 Park Blvd Tap Room Check before you go Open since 2015
1015 Park Blvd Foleys 11 a.m. to 4 a.m. weekdays; 9 a.m. Sat, 10 a.m. Sun Opened September 18, 2026
1023–1025 Park Blvd Former Jam space Not yet open Empty since June 2025
1039 Park Blvd Jam at The Good Life Jam 8:30 a.m. to 3 p.m.; dinner from 4 p.m. Merged June 9, 2025

Tap Room at 1010 is the block's constant. Its own page says it was established in 2015, so it was already there when Jam moved and Woody's closed.

The Paper Trail at 1023–1025

The last open storefront is getting the opposite treatment. Instead of more menus at one address, the next tenant is a single full-service restaurant from a family Massapequa Park already knows.

Long Island Wave reported on October 17 that the Bivona family, owners of Mercato Kitchen & Cocktails, is bringing its third restaurant to the former Jam space. Mercato was their first, at the Southgate Shopping Center, 4958 Merrick Road. Beginnings, their waterfront restaurant in Atlantic Beach, was the second. In March, Mercato finished a full renovation with a redesigned 20-seat bar and a 90-seat dining room designed by Beth Donner Design. The family called it the start of a next chapter and named 1025 Park Boulevard as the site of restaurant number three.

The newest public record is a state filing. The New York State Liquor Authority's current pending-license dataset lists a restaurant license application, NA-0340-26-130924, from Bivco Ohana LLC for 1023–1025 Park Blvd. The application was received October 16, 2026. When the dataset was last updated on October 24, 2026, the application's status was "IntakeComplete."

The filing lists two street numbers, 1023 and 1025, where most coverage gives only one. It's also for a restaurant license, which fits Long Island Wave's report that the records point to a full-service restaurant rather than a quick-serve spot. As of that report, the family hadn't announced a name, a concept or an opening date. Its March announcement said only that the restaurant was planned for this year. If you want to follow it before the family announces anything, the state's pending-license list is public and searchable by address.

The Same Pattern Down on Merrick Road

The Bivonas' first restaurant sits at Southgate, where a second-location opening is happening on the same stretch of Merrick Road. Dario's, the West Hempstead pizzeria, announced that Dario's 2 would open Friday, October 30, at 4952 Merrick Road in Massapequa Park, with a grand opening party on Sunday, November 1. The Chamber of Commerce of the Massapequas scheduled a ribbon-cutting at the storefront for Wednesday, October 28, at 5 p.m.

Look at both ends of the village together. Foleys came from Smithtown, Dario's from West Hempstead, and the Bivonas are moving from Merrick Road to Park Boulevard. Jam moved one block north. Every change listed here is either an established operator adding a location or a local business finding a new arrangement under a shared roof.

November on the Block

The block's biggest public night of the season comes at the end of the month. The Incorporated Village of Massapequa Park holds its annual Christmas Tree and Menorah Lighting on Saturday, November 28, 2026, from 5 to 8 p.m. at Park Boulevard and Front Street. The rain date is Sunday, November 29. According to the event listing, the program includes performances by the Massapequa High School Cheerleaders and Kickline team and a special guest from the North Pole. The village calendar lists the event at 5 p.m.

Two races also fall in the weeks before the lighting:

  1. Massapequa Park Turkey Trot, Saturday, November 21, 2026, at 1000 Lake Shore Drive. The youth fun run starts at 8:30 a.m. and the 5K at 9 a.m. Registration is on RunSignup.
  2. Massapequa Thanksgiving Day Turkey Trot 5K, Thursday, November 26, 2026, at John J. Burns Park, 4990 Merrick Road. The fun run starts at 8:30 a.m. and the 5K at 9:15 a.m. Details are on the race page.

On lighting night, the block will have more options than it did a year ago. Jam's breakfast menu stops at 3 p.m., The Good Life's dinner menu starts at 4 p.m., and Wonder and Foleys will both be open long after the 8 p.m. finish, based on their posted hours. Whether 1023–1025 is open by then depends on the state license application and the Bivona family's own timeline.

Every dark storefront on this block has drawn an established operator, and that steady demand matters to anyone who owns a home within walking distance of the station.
